Mockley Manor provides care directed towards helping adults with nursing needs live an independent lifestyle, while safeguarding their health and wellbeing. Due to the increased demand the client engaged with O’Brien Contractors Ltd to construct a 22 bed, 2 storey extension and make major alterations and refurbishments to the existing building, creating a total of 28 new care suites.
Acting as Principal Contractor/Designer under a JCT Design and Build 2016 Contract for the construction of a new build extension to the existing Care home. The extension of approximately 9,000 square feet provided 22 additional care suites. Construction was of traditional brick and included internal fit out, landscaping and a new car park. The building also provided, dayroom facilities, two assisted bathrooms and two sluice rooms, nurse’s stations along with medication rooms. Further accommodation was also provided in a separate new annexe to the main building.
Further refurbishment and alterations to the current building provided an additional 5 care suites with en-suite bathrooms, a new laundry facility, a new reception area, as well as a general enhancement of the building’s internal features, including the reception area, cinema, hairdressing salon, laundry facility and some bedrooms. The works carried out in two phases commenced in December 2018 with completion in January 2020.
Working in and around the live care home, provided its own challenges, we worked closely with the owners, with coordination of the works being paramount. This minimised impact on the day to day running of the home and maintained life safety systems. Project updates were regularly shared with residents in the form of a fortnightly bulletins which provided information on progress as well as reinforcing any key safety messages. This also gave the residents a forum to raise any concerns or issues they may have had. Close cooperation with our ecologist was required following the discovery of bats in the roof of the existing care home. This then required “out of sequence” working under close
supervision of the ecologist.
Throughout the project we have had to work closely with an ecologist due to ecological issues and the presence of bats has also presented challenges on the construction.
